Summit
Office Park

Summit Park is a 21 acre office park located on
Central Expressway in McKinney, Texas. Seven office buildings and a
possible hotel totaling 600,000 SF are planned for the
site.
Access to the site from the south is via Eldorado Parkway and Virginia
Parkway coming from the north. Three entries provide access to the
site with landscaped entrances off Valley Creek Trail and the service
road for
Central Expressway. Proposed improvements to the Central service road
for which plans have been completed will provide a south bound off ramp
adjacent to Summit Park. There is also an on ramp onto Central
Expressway southbound without going through any traffic signals.
Because the site is located on one of the highest elevations in the
area, visibility of the project is outstanding.
Summit Park is an outstanding site due to its many unique
characteristics. It has approximately 60 feet in elevation change
throughout. The property has outstanding views
across Eldorado Country Club's golf course and two large lakes. This
freeway visibility and access along with outstanding views and site
amenities makes this location unique in the Dallas Ft. Worth Metroplex.
Summit Park is located 8 miles northeast of Legacy Park, a world class
office park containing the world headquarters of EDS, Frito Lay, J C
Penney, Cadbury Schweppes, Ericsson USA, Intuit, AmeriPlan USA, Beal
Financial, Denbury Resources, Countrywide Mortgage, Capital One and
Children's Medical Center.
McKinney Texas is one of the fastest growing cities in America with a
population of over 100,000. Located thirty miles north of downtown
Dallas the City has a median resident age of 30.6 and is projected to
grow from its current population to a population of over
200,000 by 2020. 
McKinney currently has an unemployment rate of 3.9% and a labor force
in excess of 40,000. Substantial executive housing in the $1 million+
range has been constructed over the past 5 years and the 1, 4 and 7
mile rings around Summit Park have an average household income of more
than $100,000. Two of the top three master planned residential
communities in the DFW Metroplex based on single family housing starts
are located in McKinney with Stonebridge Ranch having 700 starts and
Westridge having 612 during the most recent twelve month period. In
addition to being the county seat of Collin County which is the center
point of growth in DFW, McKinney is also the host to the Collin County
Regional Airport. This airport is becoming the choice for corporate
fleets and currently is the home base for fleets from EDS, Texas
Instruments, Crossmark, Encore Wire, United American Insurance, and
LynxxJet International.
Recently announced developments in the area include a 10 story Marriott
hotel and a 750,000 square foot specialty shopping center called Bridge
Street located less than a quarter mile from Summit Park at the
intersection of Highway 121 and Central Expressway. More than 500,000
SF of retail and restaurant space has also been completed within the
past year adjacent to or within less than one half mile of the site.
Summit Office Park is approximately 4 miles from courts, City
Hall
and downtown McKinney.
