Dallas Parkway is a 70,000 sf suburban garden office building on the
Tollway in the Bent Tree area of North Dallas that was built in
1980. The building, which was still under its original ownership,
was purchased, renovated, re-tenanted and sold by Sandler Southwest
over a 3 year period. Sandler's equity partner was Baupost, a
Boston based hedge fund that invests opportunistically in real estate
throughout the world.

Central II is a 75,000 sf four story suburban office project with
underground parking on Central Expressway, inside LFJ Freeway in
Dallas, Texas. This building had become very chopped up with more
than 60 tenants. Sandler purchased the building with Credit
Suisse First Boston and began a consolidation of the tenants and
renovation of the common areas. After vacating the entire top
floor of the building, it was sold to an investor/user who occupied the
top floor and took advantage of the flag signage opportunity and its
excellent visibility from Central Expressway.
