Cedar
Hill Town Center is an eighteen-acre, retail development located at the
intersection of FM 1382 and Uptown Blvd in Cedar Hill, Dallas County,
Texas. The population within a five-mile radius of the project location
is more than 85,000, with an average household income of approximately
$73,000 annually. With 85% of Cedar Hill's population less than 46
years old and approximately six hundred new residences being added each
year, Cedar Hill has a growth rate of 5.6%, which is the highest in
Southwest Dallas County.
With
its location on the southwest corner of FM 1382 and Uptown Blvd, the
Cedar Hill Town Center has excellent exposure to the 35,000 cars per
day that pass it on FM 1382 and the 45,000 plus vehicles that pass on
Highway 67. As the primary entryway to Joe Pool Lake and assorted other
recreational facilities in this area, FM 1382 is the ideal location to
provide retailers with excellent drive-by exposure.
The first and second phases of the development are located
immediately adjacent to FM1382. It is directly across the street from
Kroger, JoAnn's, Conn's, and various other retail shops. Additionally,
Wal-Mart, J C Penney, Macy's, Cinemark and a mall anchored by Dillard's
are adjacent to the project.
In
the past several years, this area of Cedar Hill has seen the opening of
more than 1.5 million square feet of retail space including Home Depot,
Kohl's, Target, Sports Authority, Best Buy, Circuit City and
Albertson's. In addition, Barnes & Noble, Hobby Lobby, Ross,
Linens-N-Things, Office Depot, Old Navy, Chili's, Staples, and
Romano's Macaroni Grill are now open across Highway 67.
